Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate ends up not coming back for the spring semester, you’re not responsible for their payment.
Furniture and Internet are covered by rent at most of our locations, but some buildings may have an extra fee depending on floor plan and location.
Each resident pays a set monthly utility amount that covers sewer, electric, water and trash. Less than 1% of our residents ever receive an overage fee, but you would be responsible to pay an overage if your unit's utility bill surpasses 120% of the average of the entire property. This means that you won't be penalized for cold winters and/or hot summers!
Trash Valet is a trash pickup service that is offered at The Adora, Decker and Braxton. Trash pickup is from 6-8 PM each day, excluding Tuesdays and Saturdays. Trash bags must be placed in the provided trash can by 5 PM for pickup beginning at 6 PM, and must be brought back inside after 8 PM. Only one 25 lbs. trash bag will be picked up per night. Any oversized trash bags, large and/or loose items will not be picked up.
Yes, we offer a roommate matching system. If you don’t have anyone in mind that you would like to live with, let us match you up with someone! There is a Roommate Matching Sheet that you will fill out to let us know more about what you’re looking for in a roommate. Then, we spend weeks in the summer figuring out the best match for you based on that information.
Rent is always due the 1st of the month. We encourage residents to pay rent through their resident portal, but we also accept payment in the office via check or money order.
All units come fully furnished, but the furniture package can vary depending on floorplan and location. Our standard furniture package includes a sofa, loveseat, coffee table, two side tables and 42’’ TV in the common area, and a queen-sized bed, five drawer dresser and nightstand in each bedroom.
Yes, approved pets are permitted at all locations. You must contact the leasing office and register your pet prior to move-in or before you bring a new pet home. There is a one-time pet fee of $300 and a monthly pet rental fee of $35.
Yes, all Element locations require renter's insurance. You can provide your own policy to the office prior to move-in day or you can enroll in Cardinal Protect for a small monthly fee.
The Element Communities' leases are binding and cannot be broken. If you cannot live at Element Communities after signing your lease, you will need to re-let. Please call the leasing office for information on re-letting.
We encourage residents to utilize the resident portal to fill out maintenance requests. This ensures that maintenance has all necessary information to complete your maintenance request, and can prioritize requests accordingly. You can also call or stop by the front desk. If your request is an emergency, please notify the front office immediately.
Yes, Element employs Signal 88 courtesy officers that are on-call for residents 24/7. You can contact Signal 88 at 573-234-3864 for all non-emergent requests, whether that be walking you to your car after dark or checking in with loud neighbors, they are here for you!
We suggest you bring bedding for a queen-sized bed, toiletries, dishes/cookware, and decorations for your new room!
Rent is technically due on the first of every month as outlined by your lease contract. We do require monthly installments that are not subject to proration, even for the first month. Paying rent prior to move-in day also ensures a quick and efficient key pick-up process.
Our units do come fully furnished. If you have any extra living room furniture, you may be able to fit another couch or chair in our spacious living rooms! If you would like to bring your own bedroom furniture, you can opt to pay for storage for the furniture, already in place in the apartment, at a local storage company.
A guarantor is someone who will guarantee that you will have rent paid when it is due. Some applicants use this as a form of qualification for our application process.
A PPA, or Pre-Paid Rent Addendum, is a form of qualification for our application process. This entails paying your first month's rent, and last two month's rent upfront, within 7 days of signing your lease. Please contact the leasing office for more information on this process.
Does element communities require renters insurance?
Renters Insurance - "All Element locations require liability insurance. Liability insurance is different from renters insurance as it covers you if you cause harm to other persons or property through an accident or negligence. We do recommend you also have renters insurance to protect your personal property from unexpected circumstances such as theft, fire, or flood."
There are a couple of sections that need to be more vague or have different answers for the Adora:
Valet Trash - Trash pickup is 8-10 AM on Monday, Wednesday, and Friday. Residents must provide their own trash can to place outside on trash pickup days.
Furniture - We are still offering some unfurnished units. "The Adora offers fully furnished or fully unfurnished apartments.
